Gary told us all about how he uses real estate in probate to earn six figures year after year. In fact, Gary has been using probate to earn a considerable portion of his living for 28 years (since 1987).

- What IS probate? Gary answers succinctly, saying it’s simply “the official proving of a will.”
- Why does he focus on probate real estate? For the most part, it’s not affected by the economy or market conditions, deaths are NOT a trend, and it’s much more consistent than traditional real estate. It’s also scalable. In short, probate real estate is inherently stable.
- Gary seeks out probate properties every day, getting 120 to 180 leads a month.
- Probate real estate is not listed on the MLS (less competition).
- He “double-ends” most of his deals, getting both the buyer and seller fees on each transaction.
- Gary suggests to build a probate team. Know who you’re working with. Get a good project manager, investment network, agent network, and a good hard money lender like Beau 🙂
